The UK leaving the EU led many to believe that Britons would suffer when it comes buying property in Europe. Tax hikes and other financial implications were just some of the many concerns on home buyers’ minds. However, since leaving the EU, there have actually been very little changes when it comes to purchasing a property in Europe.
A Place in the Sun presenter Laura Hamilton spoke exclusively to Expess.co.uk about the property market in Spain since the UK left the EU and any changes Britons may face.
Laura said there hadn’t been a difference in house prices in Spain since Brexit.
She said: “If anything the market has been even more buoyant which in a way, hasn’t surprised me.
“I think people were thinking ‘right, we want to buy now, we want to get in now before we know what the [Brexit] changes are going to be’.
“So that’s maybe why there was a rise in the number of people buying.
“I found that there were some times where properties were selling so quickly, I didn’t even get a chance to show our house hunters those properties.
“They sold before we even had the opportunity to show them.
“So then we had to change the schedule and find another property.
“The market has been buoyant and moving but not in a crazy or unrealistic way.”

Laura explained that the price of property in Spain is more “realistic”.
“It’s bubbling along nicely, as it should,” she added.
Buying a property in Spain as a British citizen is still possible, despite the UK no longer being a member of the European Union.
From January 1 2021, rules regarding the length of stay in Spain have slightly changed.
This means you can’t stay for more than 90 days at a time in a 180-day period.
The 90 days starts as soon as you enter the Schengen Area outside the UK.
Laura said she didn’t think the home buying process was anymore complicated than before the UK left the EU.
She explained: “The only difference really is that you can’t spend more than 90 days in 180 days of every year.
“I don’t personally think it is more complicated.
“There are no changes in the process or the cost of buying a property in Spain.”
She added: “The buying process will be just the same.”
The 90-day period can be divided into smaller chunks so if you want to spend two periods of 45 days in Spain, you can.
The 90-day rule also applies if you already own a property in Spain.
